When having a home inspection performed what are some of the main things that you stop and think to look for? That’s right most people only think to have the basics taken care of such as cosmetic issues, leaking pipes and so on. Not many people stop to think that there are actually tons of things that they miss out on while having a home inspection performed.

1. Not having researched the inspector up front

Too many times people will jump at the first inspector that someone has happened to of recommended to them, without even doing any research. This is when the home buyer or seller should take the time to consider the following questions.

  • How long has the inspector actually been inspecting houses?
  • How many inspections has the inspector actually performed?
  • Ask about the qualifications that the inspector has along with any certifications and training.
  • What did the previous job of the inspector consist of?

When hiring an inspector you need to make sure to hire someone who is properly qualified for the job that you are needing done. If you don’t there are a lot of things that the inspector could end up missing due to lack of their qualifications for the job.

2. Not being involved in the inspection

This happens to not be a need, but is a tip that is highly recommended. You would think that just reading the report would be good enough for most homeowners but it actually isn’t. While reading the report is a good way of giving the homeowners a good idea of the inspection, it isn’t enough to give them the full picture that they need. So as mentioned, even though it is not required of you to be there during the inspection, it is always a good idea to get involved that way you know first-hand everything that is stated in the report.

3. Just Glancing at the inspection report

There are so many times that the buyer or seller will only take a peek at an inspection report instead of reading the whole report. If you have hired an actual professional then you can expect them to tell you what is wrong with the house and what is needed done in order to fix the issues.

4. Not taking advantage of getting a pre-sale inspection done

A pre-sale inspection is some thing that a lot of sellers leave up to the buyers, but it turns out that this could indeed be a huge mistake. Getting an inspector is something that you, as a seller or buyer, should consider long before you make an offer. If you chose to wait till the last moment than most experienced inspectors will have already been booked way in advance.

5. Having the home prepped

Most homeowners fail to have a home already prepped before the inspector arrives, preventing the inspector from being able to start their job right away. Having a home already prepped in advance is one way to rest assure that the inspector will be able to do their job in a timely manner.
